Is it a shed, bunkie, cabin, or a full dwelling?
Legally, it can qualify as a shed. Functionally, it behaves like a tiny high-performance home.
So here's the insider truth: most "sheds" are flimsy wood boxes pretending to be buildings. A TinyBox bunkie isn't one of them.
Your bunkie uses the same structural components that go into our full-size homes (2–4 bedrooms), which is why it feels so solid and warm.
But because it's small enough to slide under common permit thresholds, you often don't need to wade through the permit swamp.

What sizes and models do you offer?
Two models: 100 sq ft and 160 sq ft — both designed to fit under shed-size rules.
The 100 sq ft "Cube" is perfect when you need a simple, no-permit room. The 160 sq ft model gives you extra breathing room while still qualifying as a "shed" in many Ontario municipalities.
Both come with tall ceilings (up to 9.5 ft) and large glass doors, so they feel way bigger than their footprint.

Is it really four-season? How well insulated is it?
Yes — it's built for Arctic winters, not just cottage weekends.
Our insulation starts at R24 with zero thermal bridging and can go all the way to R120 with our vacuum panels.
The structure survives 150+ psf snow loads and 200 km/h wind gusts.
We originally tested these in the Arctic, because if something survives -50°C windchill, it'll laugh at Ontario's "April blizzard" personality.
So yes, it's absolutely winter-ready — your coffee mug might freeze before your bunkie does.
What materials are used?
A mix of steel, high-performance composites, and closed-cell insulation — no exterior wood to rot.
Your bunkie's outer shell is fully galvanized steel that rodents can't chew. Each one of proprietary composite module replace 50+ components from traditional framing. Sealed in the factory with high tolerance, no moisture can get in.
It's lighter, stronger, and far more airtight than wood-framed cabins. The only wood we use is furniture-grade plywood and cedar accents — where wood belongs.

Is it rodent-proof, mold-resistant, and fire-resistant?
Yes — steel exterior = no chewing, airtight assembly = no mold, and our materials basically refuse to burn.

How airtight is the structure?
Extremely airtight — better than most Passive Houses.
Our bunkies regularly test around 0.05 ACH50, which is tighter than many multi-million-dollar eco homes.

Is it off-grid capable?
Yes — fully. Solar, batteries, rainwater, greywater filtration, and a bioreactor are all available.
If your cottage road barely qualifies as a road, or if trenching utilities would cost as much as a small yacht, we've got you.
Our bunkies use so little energy that a small solar setup is usually enough.
Water can come from rain, air humidity, or existing outdoor taps. Waste can be processed in our self-contained bioreactor.

Can it be used year-round?

From snowstorms to heatwaves, the bunkie stays comfortable with very little energy.
AC or mini-splits are optional, and cross-ventilation is excellent thanks to large operable glass.

What comes included inside?
A fully finished, insulated room that's ready for whatever you want — plus optional furniture that turns it into three rooms in one.
Inside every bunkie, you get smooth matte white steel walls (which double as magnetic whiteboards), a clean finished floor, and a huge glass door that makes the space feel bigger than it is.
If you want the "Swiss-army-knife" experience, add our multifunctional furniture: a queen-sized Murphy bed that flips into a full workstation, floor-to-ceiling storage, and a compact kitchenette.
Think of it as a minimalist room that can instantly cosplay as a bedroom, office, or micro-apartment.
Can I customize the layout?
Yes — though our preset layouts save you money and are already optimized for real-life use.
We're happy to personalize things, but we've also lived and worked inside these units ourselves. The standard layouts come from a lot of trial, error, and "oh wow, that actually works way better" moments.

Can I get it unfurnished?
Absolutely — and please send us photos when you've decorated it. We love seeing what people do.

We won't judge. We'll just applaud.
What interior finishes are available?
The standard interior is bright, modern, and clean — but you can swap materials to match any vibe.
You start with matte white steel walls and natural wood accents. But if you prefer "Scandinavian cabin," "spa sauna," or "modern studio," we can do that too.
Options include acoustic panels, tongue-and-groove pine, decorative wood boards, upgraded paint, and full wall cabinetry.
Whatever your aesthetic — minimalist, cottagecore, or honestly-I-just-like-white — we've got you.
Does it include built-in furniture?
It's optional — but the built-ins give you a shocking amount of storage and functionality.
We engineered our furniture by actually living in these bunkies and asking "What do we wish existed in here?"
The result: a system that stores the equivalent of 20 carry-on suitcases, hides a full workstation, includes a queen Murphy bed, and still leaves the room feeling open.

What ceiling heights are available?
Standard is 8'4", and you can upgrade to 9.5' if you want the airy, loft-like feel.
Most houses have 8-foot ceilings. Ours start taller.

Does it feel cramped?

Can I add a kitchenette?
Yes — we offer compact kitchen modules with storage, a pull-out table, and space for cooking appliances.

Perfect for snacks, coffee, tea, and simple meals — without turning the space into a full-on bachelor apartment unless you want it to.
Can I add a washroom?
Possibly — plumbing may trigger permits, but we can do it if zoning allows.

But if you absolutely need one, we can install a compliant setup, or you can use our separate mechanical bathroom module.

What exterior cladding options are available?
You can choose from modern, rustic, or minimal — all durable and low-maintenance.
Options include:

Pick your personality; the structure underneath stays the same.
What roofing options are available?
A modern low-slope roof designed to be nearly bombproof — with optional green roof or deck.
Even though it looks minimal from the outside, the roof is an engineering tank: multi-layer insulated core, waterproof membrane, hyper-strong steel crossmembers, and 25-gauge galvanized steel exterior.
If you want to use the roof, go ahead — it's strong enough for deck loads and green-roof setups.
Is it maintenance-free?
Pretty close — steel exterior, no rot, high galvanization, and nothing fussy to take care of.
Unlike wood cabins that need staining, repainting, or emotional support every few years, our bunkies are designed to just sit there and be awesome.
You'll mostly forget it needs maintenance at all — which, honestly, is how a cabin should be.
Can I customize the windows?
We recommend using our standard window sizes, but small additions are possible.
The large glass door already brings in a huge amount of light. Standardizing windows keeps the price friendly, airtightness high, and installation simple.
But if you really want a little peek-window somewhere, we'll see what we can do.
Can I add a deck?
Yes — we have certified installers who can build you a gorgeous deck to match the bunkie.
Decks turn the bunkie into an indoor-outdoor oasis. Coffee tastes 200% better when consumed on a deck. These are facts.
Can I add a skylight?
Technically yes, but we recommend no — they leak and reduce insulation, and you already have huge glass for stargazing.
Your bunkie is basically a giant picture window. You can stargaze without the long-term maintenance headache of a skylight.

Can I install my own IKEA furniture?
Absolutely — IKEA inside a TinyBox is like peanut butter and jelly. They belong together.
We can even help you design a setup using standard IKEA sizes.

Can I connect multiple units?
Yes — units can connect directly or via decks/hallways, and that's actually how we build our full-size homes.
If you want to stay under shed-size rules, you can keep two bunkies technically separate but linked by a breezeway.
If you want one big structure, we can build modules that join together like architectural Lego.
Power, Heat, Water, Waste & Off-Grid
Does it hook up to utilities or run off-grid?
Both — you can plug it into your house, go fully off-grid, or mix and match depending on your land.
If your cottage already has water, power, and septic nearby, we can hook straight into them like a normal building.
But if trenching utilities would cost a kidney, don't worry — the bunkie was literally designed for remote places.
Solar panels and batteries can easily power lights, devices, and even heat pumps because the bunkie is so well insulated.
For water, we support rainwater collection, atmospheric water generators, filtration tanks, and for waste, our bioreactor can process blackwater without needing a septic tank.
Basically, you choose the lifestyle — grid, off-grid, semi-grid, or "I live in Narnia now."
How is it heated?
The best option is a high-efficiency mini-split that gives you both heating and air conditioning.
Mini-splits work beautifully in small, highly insulated spaces. They're quiet, cheap to run, and keep your bunkie comfortable year-round.
If you're in a mild climate, even a $25 space heater can warm the whole place, thanks to the insulation.
You can also go rustic: wood stove, propane heater, or a combination depending on your vibe.
Whatever your energy situation, there's a heating method that will keep your toes happy.
Can I power it with a regular wall outlet (120V / 15A)?
Yes — as long as you're mostly powering lights, laptops, and light heating.
A standard extension cord to your house is often all you need if you aren't running big appliances.
You *can* run a small space heater on it, but don't run three kettles and a hair dryer at the same time unless you enjoy resetting breakers in the snow.
For serious all-season heating, we'd recommend trenching a proper line or using solar + batteries.
Can I run it on solar?
Yes — and in many cases, solar is enough to run everything you need.
Because the bunkie loses almost no heat, its energy demand is tiny.
A modest solar array plus a lithium battery bank can run the lights, devices, ERV, and even your mini-split in many climates.
The roof is strong enough for solar racks, and we can help size the system based on your usage.

What is the typical monthly electricity cost?
Usually under a dollar a day — and often close to zero when not in use.
Because there's no thermal bridging and the air leakage is almost nothing, the bunkie barely needs heat or cooling.
Most customers are pleasantly surprised when the energy bill looks like a rounding error.
Does it include a bathroom?
Not by default, because plumbing often triggers a permit — but yes, we can install one if zoning allows.
For small bunkies, people often skip plumbing to avoid the permitting rabbit hole.
If you *do* need a washroom, we can add one with certified plumbing, or you can use our separate, portable bathroom module that has tanks, pumps, and a flush toilet.

Can I add a sink?
Yes — very easy with a tank and pump system, or via hose connection + French drain.
A sink doesn't use much water, which makes it one of the simplest additions.
Many customers use a small greywater drain into a natural French drain outside, or they hook up a tiny water line from the main house.
We'll guide you so it's functional and compliant.
Can I add a shower?
Yes, but showers use a lot more water, so planning is important.
We've installed indoor and outdoor showers using tank systems, hose-fed setups, and traditional water lines.
But more water = more heat, more drainage, and sometimes more permitting.
If you want a full shower inside a compact bunkie, tell us early so we can design around ventilation, drainage, and water supply.
An outdoor shower, by the way, is magical — highly underrated.
Do I need a septic tank?
Only if you want to connect to one — otherwise, our bioreactor handles everything.
If your cottage already has a septic system nearby, it's usually the cheapest and easiest option.
If not, you absolutely don't need to spend $25,000+ on a new septic just for a small cabin.
Our bioreactor can take care of all blackwater safely and cleanly.
What is a bioreactor toilet, and how is it different from composting?
It's a high-tech septic-in-a-box with filtration, UV, and microbial digestion — not a bucket with sawdust.
Composting toilets are… fine. Functional. A little rustic.
A bioreactor, on the other hand, is a serious piece of environmental engineering. Our version has:
- aerobic + anaerobic digestion
- 15 stages of filtration
- UV sterilization
- reuse of treated water for flushing
- no smell, no bucket, no sawdust stirring
It's clean, modern, and extremely reliable. Many customers switch from composting to bioreactor and never look back.
Can greywater be recycled or handled on-site?
Yes — our greywater system filters down to ~0.1 microns and adds UV + ozone for safety.

Can I add a mini-split? Does it include air conditioning?
Yes — and it's our recommended heating & cooling option.
Mini-splits are efficient, quiet, and perfectly matched to our insulation performance.
They also dehumidify beautifully in summer, which is a gift if your cottage is next to a lake (or if humidity personally offends you).
How efficient is it compared to a normal cabin?
It's dramatically more efficient — most cabins are R10–R20; we start at R24 and can go to R120.
Traditional log cabins and shed-style bunkies leak heat like a sieve. TinyBox bunkies are engineered like a thermos: airtight, insulated, and with zero thermal bridging.
Many customers heat their bunkie for the cost of a latte per week.
Can I get Wi-Fi inside?
Yes — usually all you need is a simple Wi-Fi extender near the bunkie.
The insulation is thick, but Wi-Fi waves are stubborn and get through just fine when boosted.
We can help you place the extender if you want "perfect bars" inside.
Performance, Safety & Environmental
How soundproof is it?
Very soundproof — footsteps, conversations, and music from your main house won't make it inside.
Because the bunkie is a detached structure, you automatically eliminate the biggest noise pathways (floors, vents, shared walls).
Add in our airtight envelope, high-quality doors and windows, and optional acoustic panels, and the result is a surprisingly quiet room.
If you want a recording studio or a nap bunker, we can upgrade the sound-dampening even further with acoustic core panels and fiber-cement dampers.
Short version: if someone is blasting music in the main cottage, you'll barely hear it — unless they're actually good, in which case open the door a little.
Will it overheat in summer?
No — it stays cool thanks to great insulation, cross-ventilation, and optional AC.
A well-insulated building doesn't just stay warm in winter — it also keeps heat out in summer.
The bunkie behaves a bit like a luxury cooler: keeps in what you want, keeps out what you don't.
Large doors create natural cross-breezes, and a mini-split can cool the whole space using very little power.
If you live somewhere hot-hot, we also offer reflective white or mirror exteriors that bounce sunlight away like your bunkie is wearing SPF 100.
How does it ventilate? Is the air quality good?
Yes — you can add a ductless ERV that brings in fresh air without losing heat.
ERVs (energy recovery ventilators) are magical little devices: they take stale indoor air, bring in fresh outdoor air, and recover 80–95% of the heat in the process.
That means you get fresh oxygen without freezing your toes off in winter.
Plus, with our big operable glass doors, you can open up the entire front of the bunkie for instant fresh-air mode.

How insulated is it really?
Extremely — starting at R24 with zero thermal bridging, and upgradeable to R120.
You know thermal bridging? That's when a stud becomes a cold highway for heat to escape. We don't do that. Zero.

Can it handle winter storms, heavy snow, and high winds?

Do I need a permit for a TinyBox bunkie?
Often no — our 100 sq ft and 160 sq ft models are designed to fit under common shed-size exemptions.
Most Ontario municipalities let you build small accessory structures (100–160 sq ft) without a building permit, as long as you follow their rules. That's exactly why our two bunkie sizes exist — we engineered them to slide neatly under those thresholds.
BUT (and this is important): every town has its own slightly different version of the same rule. Some care about size; some care about plumbing; some care about "permanence."
We'll help you check your exact location so you don't accidentally become a folk hero in the building department.
Does the 100 sq ft or 160 sq ft rule really apply to TinyBox?
Yes — we designed our bunkies specifically around those limits so you can skip the paperwork.
